Act as your own BUYERS AGENT
A Guide to Self-Representation
Save thousands on your home purchase.
🏠 The Foundation of Truth — Nothing in Real Estate Is Free
“Buyer agency is free; the seller pays for it.” I have heard this from buyer's agents for years. The worst part is that the agents believe it. But this is fiction.
What if you could save a staggering $8,000 to $20,000 on your very next home purchase, legally, and keep that equity where it belongs: in YOUR pocket? The truth is, you're currently financing your buyer's agent's 2.5% fee through a higher purchase price, then paying interest on it for decades. On a $400,000 home, that's not just $10,000 given away at closing, but over $21,000 in interest over the life of your loan – a total of potentially $30,000+!
Is a buyer's agent truly worth that colossal chunk of your hard-earned money and future wealth? We say no.
This groundbreaking book exposes the real estate industry's best-kept secret: it's perfectly legal to ask for a direct reduction in the purchase price of your home, effectively eliminating the buyer's agent commission. This isn't about arduous negotiation for a lower price; it's about claiming the savings after negotiations, funneling instant equity directly into your investment. This is exactly how real estate professionals buy their own homes – and now, you can too.

Meet the Author
It all beginI've been immersed in real estate for over 30 years. As the owner and broker of Wolcott properties, my experience includes developing many residential subdivisions, building over 60 homes, and closing over $ 150 million in sales.
My nature has always been to question the norm. I've witnessed the evolution of buyer agency from its nonexistence to its current form. Initially, I saw it as a great idea—finally, buyers had representation. However, as a listing agent, I found that things weren't that different before buyer agency. Sellers will sell at the price they're comfortable with. Buyer's agent or not. 5 to 10% of buyer's agents are worth the cost. The other 90% just push paper, and when all is said and done. With this book, anybody can advocate for themselves by acting as a buyer's agent.
I have been retired for 5 years now. As a realtor, I could not share this concept with you. Realtors have a rule against speaking negatively about another realtor. Now I am free to share my insights. I've long contemplated sharing the strategy agents themselves use when buying homes—a strategy I've personally employed. Its time everybody has access to buy a home like a realtor.
Happy home hunting.
James Wolcott
